The Primera Residence series of residential developments continues with a new project — Primera Residence Berceni Leonida — located in the area of the Leonida metro station, an area that has experienced massive residential and commercial growth in recent years due to its many amenities and proximity to the Berceni–IMGB/Pipera metro line, which already has three nearby stations: Aparatorii Patriei, Berceni Leonida, and IMGB Depot.
“As a novelty, Metrorex and the Sector 4 City Hall have signed a memorandum of understanding for the extension of Metro Line 2 in the Berceni area with one additional above-ground station, expected to be completed in 2021.
The new station, which will be built by Sector 4 City Hall and Metrorex near the Capital’s Ring Road after the Berceni station, is scheduled to begin construction in 2019 and be completed by 2021,” according to Mediafax.
From an administrative point of view, this area belongs to the city of Popesti-Leordeni, but due to the quick access to public transport — including the metro — residents of this new area use the direct access roads from Soseaua Berceni and all public transport routes connecting it to the Capital, along the Berceni–Vacaresti–Tineretului–Unirii corridor or the Pipera–IMGB metro line.
The five residential buildings that make up the new Primera Residence Berceni Leonida project have a low height regime of Basement + Ground Floor + 4 Floors + 5th Setback Floor, totaling 254 residential units, with parking spaces for residents and visitors alike.
The project covers a 10,500 sqm plot, with the buildings occupying only 35% of the land (3,500 sqm). The remaining 7,000 sqm are dedicated to wide internal roads (7 meters wide), parking areas, and green spaces.
More than half of the total parking spaces are underground, priced at €5,000 + VAT (19%) for a covered space, while the price for an above-ground parking space is €3,000 + VAT (19%).
