The Athos Residence Metalurgiei Park residential project is developed on a land area of 9,800 sqm within Metalurgiei Park Residence, consisting of three collective housing buildings that will generate a total of 212 mixed residential units, available for sale starting April of this year.

The three buildings, already under construction, include two- and three-room apartments with generous balconies, offering future residents multiple advantages such as premium finishes, modern equipment, and the possibility to customize their apartments according to personal preferences if the reservation is made early.

The buildings have a height regime of Basement + Ground Floor + 6 Floors, with a reinforced concrete slab above the top floor. The entire structural system consists of pillars, frames, shear walls, and reinforced concrete beams, built according to the latest civil construction standards.

Residents have access to 250 parking spaces, arranged and marked within the complex, available for sale separately from the apartments at the following prices:

• €3,000 + VAT/unit (above ground)
• €4,500 + VAT/unit (underground)

The project also includes commercial spaces on one side of the complex and underground parking at the basement level.

The exterior and interior walls are built with Porotherm brick, covered on the outside with a complete thermal insulation system, including 10 cm polystyrene and decorative plaster with enhanced properties.

Mechanized screeds and plasters are executed by specialized companies under the supervision of the technical department. The developers place special attention on common areas and building entrances, while for the interior finishes, apartments will include:

• German-made Rehau PVC windows with 5 chambers and Low-E 4-seasons double glazing, with interior and exterior sills
• Imported condensing boilers, meeting current safety and efficiency standards
• Intercom system, modular outlets and switches
• Imported ceramic tiles, parquet, and sanitary ware
• Interior doors and anti-burglary entrance door
• Modern bathroom fixtures and equipment
• Silent, next-generation elevators

Access to the complex is quick and convenient via several major streets, including Bulevardul Metalurgiei, Drumul Binelui, Drumul Jilavei, and Turnu Magurele. The location provides excellent proximity to key points of interest such as schools, kindergartens, shopping centers, and educational institutions, all located within a short distance.

The complex features wide internal roads, green and recreational areas with night lighting, hydrants installed at each building, and full connections to Sector 4 utilities.
