The Ave Village Brancoveanu residential project is developed on a 5,000 sqm plot, located in the new residential area of Sector 4, behind Grand Arena Mall.
In recent years, Sector 4 has stood out through numerous infrastructure projects and urban improvements. The area now benefits from widened boulevards, new underground and overground passages, modern playgrounds and green areas, a new metro station on Soseaua Berceni, as well as modernized and renovated schools and kindergartens. Piata Sudului and Piata Progresul have been upgraded to European standards, while the Sector 4 City Hall has undergone full digital transformation.
Several hospitals have been rehabilitated or are under construction, including the new Emergency and Burn Units of the Bagdasar Arseni Hospital, and the first stomatology hospital built from the ground up in the last 30 years. Moreover, the Tudor Arghezi Park, currently being built on Bulevardul Metalurgiei, will soon become the largest public park developed by a local administration after 1989.
The Ave Village Brancoveanu project area has been fully modernized and connected to utilities, with newly asphalted streets and easy access from key roads such as Turnu Magurele, Luica, Aurel Persu, and Bulevardul Metalurgiei.
Infrastructure investments have exceeded expectations: the Piata Sudului underpass and the new Calea Vacaresti bridge provide fast access to the city center, while Soseaua Berceni, Turnu Magurele, and Luica have each been expanded by one lane per direction, significantly improving traffic flow.
Two major new road interchanges — Turnu Magurele and Aparatorii Patriei — are also planned, connecting Soseaua Giurgiului to Targul Vitan via the city’s median ring.
Sector 4 continues to have one of the largest municipal infrastructure budgets in Bucharest, financing multi-story Park&Ride parking facilities, modern playgrounds, sports areas, and extensive public utility networks.
Just a few hundred meters from the project, three hectares of land — near Metro, Jumbo, and Auchan — are being transformed into Tudor Arghezi Park, a 37,000 sqm public space with walking paths, sports areas, and thematic zones, making it the largest park built post-Revolution.
The neighborhood is also close to major shopping centers — Lidl, Carrefour Grand Arena, Metro, Selgros, Hornbach, Auchan, and Jumbo — as well as to modern educational facilities, including School no. 190, a new semi-Olympic swimming pool, and the largest educational complex in Romania, currently under development nearby.
The project consists of two residential buildings, with a height regime of Ground Floor + 5 Floors + Setback Floor (P+5E+6ER), totaling 129 residential units.
Each apartment is well-designed and efficiently partitioned, with spacious balconies and high-quality finishes, while buyers can customize interiors through the project’s dedicated interior design department.

Buildings are constructed using reinforced concrete frames and beams, with Porotherm brick walls and 10 cm thermal insulation with decorative plaster.
