The very short distance from the new project to the educational institutions in the area—whether schools or kindergartens—as well as to markets, hospitals, shopping malls such as Grand Arena Mall and Sun Plaza Mall Berceni, and major retail stores such as Selgros, Carrefour, and Metro (just 1 minute away on foot), along with the multiple direct routes to the city center accessible by both public transport and personal car, are major advantages of this residential project, truly worth considering if you are looking for a new home in the southern area of the Capital.

According to data provided by imobiliare.ro (Q2/2018 report), Sector 4 ranks first in the number of new residential projects in Bucharest, with 69 new residential developments. The Berceni area leads with no fewer than 54 large-scale residential projects.

On the other hand, Calea Vacaresti and the Tineretului area have great potential for office development due to their proximity to the central part of the Capital and excellent transport connections, including the metro. This could generate interest in developing office hubs and business centers in this area. We can foresee a positive future for office buildings in densely populated areas (including those mentioned above), which would bring multiple advantages for all parties involved: neighborhoods would remain active during the day, retailers would benefit from increased daily foot traffic, and some employees would spend less time commuting, considering the increasingly difficult traffic situation in Bucharest.

The approval of the new Zonal Urban Plan (PUZ) for the southern area of Sector 4 represents a major administrative and urban achievement, of real importance for coherent development. We can say that the southern part of Sector 4 will become even more attractive both for Bucharest residents and for those following Romania’s urbanization trend, where young people are migrating toward the country’s major cities. It is estimated that over 50,000 people will be able to find housing in this area of the Capital, in addition to the 322,856 residents already recorded, according to data from the National Institute of Statistics as of June 2018.

The southern area of the Capital has attracted the most recent infrastructure investments, such as the Mihai Bravu underpass and the one at Piata Sudului, and next year the bridge over the Dambovita River at Nicolae Grigorescu will be completed, connecting the Vitan-Barzesti–Oltenitei intersection to the eastern part of the Capital. In this regard, it is worth mentioning that Sector 4 is allocating, for the first time, more than half of the city hall’s budget (55 million euros), and since the city hall has also applied for another 68 million euros, this will more than double the available funds. Thus, the total amount dedicated to investments reaches 123 million euros, which is excellent news both for investors (real estate developers) and for those planning to move to this area of the Capital.

Data provided by Imobiliare.ro shows that in the last 12 months, Sector 4 has recorded a growth trend in new housing prices, with certain areas seeing increases of over 10%. Notably, this growth has been constant and steady, highlighting strong demand and an increasing number of interested buyers in the area.

It is important to emphasize that Sector 4 of the Capital offers excellent proximity to educational institutions, shopping centers, parks, medical facilities, gyms, public institutions, and other points of interest. In addition, major rehabilitation and modernization works have been announced, both for these public interest areas—such as the modernization and expansion of the Berceni-Sudului Agro-Food Market complex—and for widening the main traffic arteries and boulevards in the sector (Soseaua Berceni, Strada Turnu Magurele, Bulevardul Brancoveanu, Obregia, Emil Racovita, etc.). Likewise, modernization and expansion projects for numerous educational units in Sector 4 are an important factor for young families seeking new homes.

In conclusion, based on both data provided by real estate specialists and our own estimates, it is evident that Sector 4 will become a “hot spot” in the Capital’s real estate market—most likely one of the most important, according to current figures. This underlines the importance of sustainable urban development, which can only take place with the support of local public authorities. These authorities have fully understood this need and are actively supporting the modernization of the Capital, particularly in Sector 4, through all the works and investments carried out.
