Awarded as the most ambitious real estate project at the time of its launch, Metalurgiei Park Residence has fulfilled all the expectations of homebuyers, with over 4,100 homes delivered by the end of the first quarter of 2020, out of the approximately 5,000 new homes announced for Phase I of the mega residential project. To this impressive number, another 1,400 new homes currently under various stages of construction have been added.
The Largest Real Estate Investment in Recent Years
Metalurgiei Park Residence is currently one of the largest residential real estate projects in Romania, with the total investment value by real estate developers exceeding 250 million euros. This significant investment was made possible by a group of local real estate developers, companies, and investment funds from Romania, who understood the area’s urban development potential — and most importantly, by the homebuyers who chose to live here.
The First Residential Park in Romania
The mega real estate project will be developed in several stages, on a land area of approximately 50 hectares, located in the Berceni area, at the intersection of Metalurgiei Street and Drumul Binelui, a rapidly expanding urban area in Sector 4 of Bucharest.
Phase I, covering 25 hectares, is nearing completion, while the sales and authorization process for Phases II and III is underway. The total planned investment is approximately 350 million euros, with a similar number of apartments to be built as in the first phase. The new buildings will have higher height regimes, up to Ground Floor + 12 Floors, and will include both underground and surface parking, increasing residents’ comfort.
Sector 4 – The Hottest Urban Development Hub in Bucharest
The main reasons behind choosing the Metalurgiei area were related to infrastructure and urban development potential.
In recent years, infrastructure investments have met expectations, as initially predicted:
- The Piata Sudului underground passage and the new bridge on Calea Vacaresti ensure fast access to the city center and main boulevards.
- Three major arteries — Soseaua Berceni, Turnu Magurele Street, and Luica Street — have been widened with an additional lane in each direction, significantly improving traffic flow.
- Two more major road passages have been announced for the Metalurgiei, Turnu Magurele, and Aparatorii Patriei areas, aimed at connecting the middle ring between Soseaua Giurgiului and Targul Vitan.
Another strong point is related to urban development works, supported by one of the largest budgets in Bucharest, allocated by the Sector 4 City Hall.
In the southern area of the Capital, multi-level public parking structures near metro stations — part of the park & ride system — have been expanded, offering thousands of parking spaces connected to essential utilities, widened and asphalted roads, and improved accessibility. Additionally, recreational spaces, such as playgrounds between buildings and sports fields, have been developed, contributing to a better quality of life in this dynamic area.
Tudor Arghezi Park – The Largest Park Built in Bucharest After 1989
On Wednesday, September 20, 2023, celebrating 564 years since the first documented mention of Bucharest, the city’s residents received a remarkable gift — the opening of Tudor Arghezi Park, the newest park in Bucharest. Hundreds of people attended the inauguration, eager to explore this new oasis of greenery, relaxation, and recreation.
Located on Bulevardul Metalurgiei, in Sector 4, in a rapidly growing urban area where many young families have settled in recent years, the park currently covers an area of 4 hectares. Initially planned to be smaller, the park has been gradually expanded through expropriation, aiming to increase the green surface of the district.
According to local authorities, the final project will cover at least 8 hectares, making it one of the largest green developments in the southern part of the Capital.

The main theme of the park is dedicated to sports, defining the concept of this new green space. It already includes a 1,670-meter running track, a bicycle lane, scooter tracks, and fitness equipment. In the immediate vicinity, 14 sports fields have been set up, where sports enthusiasts can enjoy various ball games.
Additionally, inside the park, other relaxation facilities have been created, such as an eco beach and a special area for pet owners.
However, the park’s main attraction is the musical fountain “Fantana Florilor”, which offers visitors a spectacular evening show of lights and colors.
Tudor Arghezi Park also includes an eco beach and a dedicated pet area, specially designed for those who own animals.
A multi-level parking facility with 150 spaces is available for those who wish to visit the newest and probably the most modern park in Bucharest.
Regarding the green space, over 160 Japanese cherry trees have been planted, along with approximately 500 other trees and 2,500 ivy plants, transforming the park into a true urban forest and a green oasis.
In the near future, considering the accelerated demographic growth in the southern part of Sector 4, the local authority already plans to expand the park and add new facilities to meet residents’ needs in this area of the city.
