Sector 4 – The Hottest Urban Development Hub in Bucharest

The main reasons that led us to choose the Metalurgiei area were its strong infrastructure and exceptional urban development potential.

Recent years have confirmed our expectations — the major infrastructure investments have greatly improved mobility in this part of the city. The Piata Sudului underpass and the new Calea Vacaresti bridge now ensure quick access to Bucharest’s city center and main boulevards. Additionally, three major roads — Soseaua Berceni, Turnu Magurele Street, and Luica Street — have each been widened by one lane per direction, significantly easing traffic congestion. Two more large-scale overpasses have also been announced for Metalurgiei, Turnu Magurele, and Aparatorii Patriei, which will link the median ring between Soseaua Giurgiului and Targul Vitan.

Another strong argument is the extensive urban development program led by the Sector 4 City Hall, which has one of the most substantial infrastructure budgets in Bucharest.

In recent years, the southern area has seen the creation of multi-level public parking lots near metro stations (Park & Ride system), widened and asphalted streets with modern utilities, playgrounds between apartment buildings, sports fields, and many other public amenities.


The Largest Park in Romania – Coming Near Studio Plus Ideal Residence

Just a few hundred meters from Studio Plus Residence, on a 3-hectare plot next to the Metro, Jumbo, and Auchan retail area, construction is underway on Romania’s largest park built by a city hall since the 1989 Revolution.

Due to the expansion of new residential neighborhoods, young families needed such a park — especially since Oraselul Copiilor and Lumea Copiilor, two of Bucharest’s best-known parks, are quite far from the area.

The new Tudor Arghezi Park will cover approximately 4 hectares (37,000 sqm), including over 10,000 sqm of green areas and 11,000 sqm of pedestrian walkways. The project includes multiple themed zones — pedestrian areas with pavilions and kiosks, sports and outdoor recreation areas, and a multi-level parking lot at the southern end of the park.


About Studio Plus Ideal Residence

The project covers a 5,000 sqm plot located on Drumul Binelui Street, Sector 4, Bucharest, and consists of two mixed-use residential buildings with a height regime of Basement + Ground Floor + 4 Floors.

All apartments feature spacious balconies enclosed with PVC joinery and double-glazed windows.
The project will include controlled access through barrier systems at the entrance.

The estimated completion date set by the developer is end of 2021, at which point the units will be handed over to their new owners.

The project benefits from full utility connections to Bucharest’s infrastructure, and all apartments are delivered fully finished, equipped, and individually metered.

Public transportation is easily accessible — there is an STB bus station right in front of the complex, ensuring quick connections to both central Bucharest and the Ring Road.

A technical finishing department operates within the project, allowing buyers to customize their apartments by choosing from a wide range of ceramic tiles, parquet, doors, and sanitary ware.

Light-colored PVC windows with low-E thermal glass come with exterior sills, plumbing installations are made with PPR pipes, and electrical systems use copper wiring with modular sockets.

Apartments are internally divided with Porotherm brick walls, while the building exteriors are professionally insulated using modern thermal systems that include polystyrene, mesh-reinforced plaster, and decorative coatings in three tones.

In recent years, Sector 4 has undergone one of the most significant urban transformations in Bucharest.
