or the development of a residential project of such scale, a generous land area of 200,000 sqm (approximately 20 hectares) was required, strategically positioned and carefully planned over the course of almost a year. The process involved top specialists – architects, structural engineers, civil engineers, and landscape architects – who contributed to defining a unified and sustainable vision.

This approach allowed the design of housing units that provide privacy and comfort without direct exposure to neighboring private properties, while ensuring premium living standards.

In addition, the large distances between buildings and the efficient sound insulation of the structures significantly reduce noise levels both inside and outside, enhancing residential comfort.

With the launch of Phase II, The Grand Kristal Residence City project reaches a total area of approximately 20 hectares, evenly distributed – 10 hectares dedicated to each development stage.

Phase II of the project, developed on a 10-hectare area, is currently expanding rapidly, with the first three buildings already handed over to their new owners in accordance with the established schedule. The residential section of Phase II is carefully designed, including buildings with varied height regimes — from 6-story structures to 11-story ones. These are positioned at generous distances from each other — approximately 40 linear meters — offering ample green spaces as well as dedicated parking areas for residents and visitors, clearly marked and well organized.

The construction system of the buildings in Phase II of The Grand Kristal Residence City project has been significantly improved and is already in the process of obtaining green certification through RoGBC — a national and European certification that enforces strict criteria and modern construction standards.

The new buildings are equipped with photovoltaic panels, designed to substantially reduce the operating costs of common areas such as stairwells, elevators, pumps, and interior or exterior lighting. The construction system has been optimized, and the mixed, partially ventilated facades, along with the insulation and structural elements, comply with the European standards required for green certification.
