Venus Residence 3 benefits from a land area of 3,800 sqm, on which 2 mixed-use residential buildings will be located, with the authorized height regime: Basement + Ground Floor + 2 Floors + recessed 3rd Floor.

In total, the project will generate a number of 78 diverse apartments, very well-structured and intelligently compartmentalized, with generous balconies and superior quality finishes that can be chosen by the final client from a specialized interior design department made available by the project developer.

Sector 4 is the hottest urban development hub in the Capital!

The main arguments that determined us to choose the Metalurgiei area were related to infrastructure and urban development potential.

Infrastructure investments in recent years have been, as we anticipated at the launch of the project, at the level of our expectations: the underground car passage at Piata Sudului and the new bridge on Calea Vacaresti ensure quick access to the city center and main boulevards. In addition, three main boulevards — Soseaua Berceni, Turnu Magurele Street, and Luica Street — have been widened by one lane in each direction, which has significantly improved the traffic problem. Another two giant road passages have been announced right in the Metalurgiei area, Turnu Magurele, Aparatorii Patriei, which will connect the median ring between Soseaua Giurgiului and Targul Vitan.

The second argument is related to urban development works, a very important aspect being the budget allocated for the works by the Sector 4 City Hall, one of the most important in Bucharest.

Multi-level public parking lots next to metro stations in a park & ride system with several thousand parking spaces, widened, paved, and utility-connected streets, playgrounds between blocks, sports fields, and many such works have been carried out in recent years in the southern area of the Capital.

The largest park in Romania is being built next to Metalurgiei Park Residence!

Three hectares of land, located a few hundred meters from Metalurgiei Park Residence, more precisely next to the commercial area: Metro, Jumbo, Auchan, will be transformed into the largest park in Romania ever built by a city hall after the Revolution. Due to the reconfiguration of the area and the emergence of residential neighborhoods, young families with children were in great need of such a park, because two of the best-known parks in Bucharest, Oraselul Copiilor and Lumea Copiilor, are quite far away.

The new park, called Tudor Arghezi, will have over 10,000 sqm of green spaces, of which 11,000 sqm will be only for the alleys where the residents of the area will walk on cool summer nights. In addition, the project provides for the creation of several major types of themed areas. Some are intended for pedestrian traffic, including pavilions and kiosks, others for outdoor sports and games, and in the southern part of the park, a multi-level parking lot will be arranged.

Why Sector 4 of the Capital?

Recently, Sector 4 of the Capital has experienced intense urban development, perhaps the most important of all the other sectors.

Widened boulevards, underground and overground passages completed or under construction, playgrounds and many green areas, a new metro station on Soseaua Berceni near the Ring Road, many schools and kindergartens modernized and rehabilitated, Piata Sudului and Piata Progresul modernized to European standards, a digitized city hall, hospitals rehabilitated and under construction, among which we mention the new ER Department and the Burn Unit of the Bagdasar Arseni Emergency Clinical Hospital and the first hospital built from scratch in the last 30 years for the treatment of dental diseases, and last but not least the Tudor Arghezi Park that will be built on Metalurgiei Boulevard are undeniable arguments for choosing this area of the Capital.

This record of local public works is complemented by the residential development potential of the area where Metalurgiei Park Residence is located, a potential that is quite high in terms of affordable land acquisition prices, which translates into a reduced purchase price of a property, as well as easy access to all utilities necessary for the development of a real estate project.

Why the Metalurgiei Area?

The area where Metalurgiei Park Residence is located, between Metalurgiei Boulevard, Drumul Binelui Street, and Drumul Jilavei Street, is an area with easy access to all the facilities necessary for a real estate development of such magnitude: opening to the main boulevards, easy access to the metro and public transport, upgraded and high-capacity utility networks, proximity to an entire suite of shopping centers have contributed to the success of this continuously developing area.

This area has well-dimensioned boulevards, which provide quick connections to the center of Bucharest, but also to the city exits, with easy access to the most important highways and to the Ring Road of the Capital. The plans of the local public authorities are to create another fast access to this ring road in the area of Jilava commune.

In the immediate vicinity, there are numerous shopping centers: Lidl, Carrefour Grand Arena Mall, Metro, Selgros, Hornbach, Auchan, Jumbo.

Schools and kindergartens are a very important aspect for the residents of this new residential complex, as most of the residents are young. Recently, a few hundred meters away, within the Vista residential complex, the most modern kindergarten in the Capital was inaugurated, with an interior design made after the Finnish model and covering an area of 1,300 sqm. School no. 190 is one of the most prestigious in the sector, and here a semi-Olympic swimming pool is being built, which will welcome all the children from Sector 4. The low tectonic plate acceleration, which translates into a reduced seismic risk, allows without problems the construction of safe buildings in this area. On the seismic map of Bucharest, Sector 4, more precisely the Brancoveanu, Berceni, Metalurgiei, Aparatorii Patriei, and IMGB neighborhoods are considered the safest in the Capital, from a seismic point of view.
