New large-scale investors have joined the project and will allocate significant funds for the development of residential buildings, as well as for retail areas, schools, kindergartens, commercial zones, parks, recreational areas, and wellness spaces — just a few of the many advantages offered by this second phase of development.
Among the key updates, Kaufland Romania will develop a major retail zone spanning 2.5 hectares, adjacent to Lidl Romania, forming together a commercial esplanade with multiple shopping areas.
This phase will also feature green spaces and neighborhood parks, as well as a school and kindergarten for residents. Perhaps the most important aspect, however, is the project’s strategic location in one of the fastest-growing areas in southern Bucharest.
Local infrastructure has seen major improvements, including a new underground passage at Piata Sudului and a new bridge on Calea Vacaresti, facilitating easier access to the city center and main boulevards. In addition, Soseaua Berceni, Turnu Magurele Street, and Luica Street have each been expanded with an additional lane per direction, easing traffic congestion. Upcoming plans also include two new road passages in the Metalurgiei, Turnu Magurele, and Aparatorii Patriei areas, connecting the median ring between Soseaua Giurgiului and Targul Vitan.

Given the rapid demographic growth in the southern part of Sector 4, local authorities already plan to expand the park and add new facilities to better serve residents’ needs.
Technical Specifications and Features
The materials and equipment used for finishing the apartments and common areas include:
- PVC joinery (Rehau/Salamander) – 5 chambers, 4-season low-e double glazing with interior and exterior sills;
- Classen interior doors by Bella Casa, available in various shades and models;
- Ariston 24 kW individual heating systems;
- Austrian laminated flooring, Italian tiles and ceramics;
- Modern sanitary fixtures in the bathrooms;
- Superlock security front doors with multiple locking systems;
- Granite-clad staircases with electrostatically painted railings in common areas;

Structurally, the buildings are designed with reinforced concrete frames, beams, and diaphragms, compliant with the 2013 seismic code. The foundation consists of continuous reinforced concrete footings of superior class.
Exterior walls are made of 30 cm Porotherm ceramic blocks, insulated with 10 cm expanded polystyrene.
Interior partitions use 11.5 cm Porotherm bricks, plastered on both sides to achieve a total thickness of 17 cm, ensuring excellent sound insulation between rooms.
The buildings are equipped with modern elevators, designed for a high volume of daily use.
Construction of the Viva Residence buildings is carried out in phases, with estimated completion dates as follows:
- Block 9: December 2020
- Block 10: May 2020
- Block 11: September 2021
- Block 12: April 2022
The developer notes that these deadlines are flexible, and the entire project may be completed earlier than planned.
Each building follows the strictest construction standards, using reinforced concrete frames and Porotherm brick walls with 10 cm insulation and decorative plaster. PVC joinery includes 5-chamber profiles, 4-season low-e glass, and matching sills from the same manufacturer.
Each apartment can be fully customized — buyers can select from a wide range of colors, materials, and finishes. Bathrooms are equipped with modern sanitary ware, and interior doors can be chosen from Classen or Bella Casa product lines.
