In addition, the rental market in Bucharest is performing very well, both for long-term and short-term rentals.
According to economists’ calculations, the return on investment (ROI) for renting out a property can be approximately 8–12 years, depending on the area or type of apartment. This means that within a relatively short period, the initial investment in the property can be recovered, without taking into account the profit that could be generated from a subsequent resale of the asset. This rate of return on real estate investments in Romania is considered one of the best in Europe, which may attract the interest of investors both domestically and abroad.

What you need to know
- Employment history is an element that banks take into consideration when analyzing a credit application. Most banks require a minimum of 3 months of seniority at the current workplace and 12 months of uninterrupted employment history;
- You must present supporting documents from the country where you work, issued by the competent authorities, certifying the type of employment contract, or a tax form attesting to your income, along with an updated bank statement;
- For a standard mortgage loan, the minimum down payment requested by banks is 15%. In the case of loans granted for the purchase of a property that is not intended to be used as the buyer’s primary and permanent residence — meaning a second home — the minimum down payment is 25% for real estate investment loans in RON, 35% for those in euros, and 50% for those in other currencies. The new conditions are effective as of January 1, 2022;
- Only employment contracts registered with the authorities in the country of employment are accepted;
- Income earned on cruise ships is accepted, provided that at least 2 contracts have already been completed;
- Depending on each client’s profile, banks may require additional conditions regarding the personal down payment.
