Usable area: The usable area published on the website is presented as provided by real estate developers and is based on the architectural projects of each development. Differences may exist between the published area and the final area, caused by several factors: small variations due to finishes or drywall application, architectural modifications in exceptional cases, etc.

0% Commission: SudRezidential Real Estate SRL does not charge any commission from potential buyers, having a contractual relationship only with developers, from whom a sales commission is collected.

Saved commission: Since no commission is charged, potential buyers save the standard brokerage fee they would otherwise pay to a real estate agency for intermediary services. The saved commission is calculated based on the standard market fee of 3%.

Best Deal and other offers displayed on the website: Best Deal offers and any other types of offers are valid only while stocks last. To find out the available stock, you must contact Call Center operators or sales representatives directly. For technical and objective reasons related to the rapid updating and modification of offers, it is not possible to publish the exact number of units available at any given time.

Free assistance in preparing the bank file: SudRezidential Real Estate SRL offers assistance with preparing the file, which strictly refers to providing property-related documents. Services offered by Credit24h.ro – via SudRezidential Broker SRL – are not free of charge and may involve the payment of certain fees and commissions.

Price plus 21% VAT: In accordance with the provisions of Law 141/2025 regarding certain fiscal-budgetary measures, published in the Official Gazette no. 699 of 25.07.2025, which amended and supplemented Law 227/2015 regarding the Fiscal Code, starting with 01.08.2025, the applicable VAT rate for the purchase of new homes is the standard VAT rate of 21%, regardless of usable area or asset value.

Additionally, under the provisions of the Fiscal Code, in situations where the buyer is a natural or legal person registered for VAT purposes, the fiscal mechanism of reverse charge may apply, in which case no VAT payment will be made under Article 331 (2)(g) of the Fiscal Code.

Note: The displayed price plus 21% VAT or the provisions on reverse charge apply only insofar as existing fiscal legislation remains in force until the date of purchase/delivery of the property. Otherwise, the buyer will fully bear any additional VAT due, according to the fiscal provisions applicable at the date of signing the sale-purchase contract and delivery of the property.

The commission value is variable, depending on the specific features of each property, and can be obtained directly from the agent representing the property.

Installment payments: The installment payment system may be subject to special conditions and contractual terms, which may vary depending on each real estate project, especially regarding: the developer’s required down payment, the payment period, property transfer to the buyer, and the payment method.

Developers reserve the right to modify the installment payment system based on market and financing conditions.

The installment payment system (price tranches) does not represent a credit activity and no credit agreement is signed with homebuyers, as defined by Order no. 4/2017 of January 11, 2017, issued by the National Authority for Consumer Protection – ANPC, or by the provisions of Emergency Ordinance no. 52/2016 on consumer credit contracts for immovable property. Therefore, no credit agreement is signed and no interest is charged.
